New Guide Maps Every Key Date in the 2027 Texas Property Tax Protest Season

Nov 4, 2026

The Ambrose Group has published a 2027 Texas property tax protest calendar that runs from the January 1 valuation date to the January 31, 2028 payment deadline, including the weekend shift that moves the May 15 deadline to May 17.

-- The Ambrose Group has released a 2027 calendar for Texas property owners who plan to protest their appraised value. The Jersey Village firm handles property tax consulting and appraisal work. Its new guide starts with the January 1 valuation date and ends with the tax payment deadline at the end of January 2028. The guide is posted at https://theambrosegroup.com/texas-property-tax-protest-season-2027/ on the company website.

The guide was written by Daniel Ambrose, MAI, Executive Vice President of Tax Services. It cites the Texas Tax Code section behind each date and notes where the 2027 calendar shifts a deadline.

The best-known date is the protest deadline. Tax Code Section 41.44 gives owners until May 15 or 30 days from the mailing of their notice, and the later date applies. In 2027, May 15 falls on a Saturday. Under Section 1.06, the last timely day then moves to Monday, May 17. Owners whose notice was mailed later in April may have until a later date.

Ambrose writes that the filing deadline is not where most cases are won. “Neither date is the one that decides your bill,” he writes. The guide says the owners who do best have their evidence ready before the notice arrives. On the weekend shift, his advice is simple: “don’t use the extra weekend. File the week your notice arrives.”

The guide also covers the dates that come before the notice. Texas values property as of January 1. Renditions are generally due April 15, and skipping a required rendition can shift the burden of proving value to the owner. Notices for single-family homesteads are due by April 1 and notices for other property by May 1, or as soon after as practicable.

Hearing season runs through the summer. The appraisal review board must finish substantially all timely protests by July 20, though large counties such as Harris can push that date to August 30. Harris Central Appraisal District lists hearings from May through October. “After the summer, it’s already too late,” Ambrose writes. The firm’s property tax consulting team is described at https://theambrosegroup.com/property-tax-consulting/ on its website.

After the board issues its order, owners have 60 days to file in district court or request binding arbitration. For non-industrial property the board valued at more than $1 million, a third route goes to the State Office of Administrative Hearings, known as SOAH. Notice is due within 30 days, and a deposit within 90.

The last date on the calendar is the payment deadline. Unpaid 2027 taxes become delinquent after Monday, January 31, 2028. The penalty starts at 6% in February and rises each month after that, and interest is added on top. The firm’s free calculator at https://theambrosegroup.com/property-tax-calculator/ on the company site shows how a lower value would change the bill.

There is also a change coming in 2027. Since 2024, Texas has limited yearly value increases to 20% on non-homestead real property worth about $5.3 million or less. According to the Texas Comptroller, that limit ends on December 31, 2026. If the Legislature does not renew it, some 2027 notices for commercial and rental property could show a bigger jump than owners have seen in recent years.
